Docket  #2095:  A petition submitted by Timothy Tryniecki & Lisa Divalerio for an APPLICATION FOR VARIANCE from 53.054(c) of the Municipal Code (Zoning Ordinance) of the City of Webster Groves, Missouri.  The applicant is requesting a variance of 22.5 feet from the minimum rear yard setback of 32.5 feet in order to construct a two-story building addition with a garage located 10 feet from the rear property line.  The property is located at 200 Blackmer Place and is within the "A2" Fifteen Thousand Square Foot Residence District. 

 

Docket #2096:  A petition submitted by McDonald's USA LLC for an APPLICATION FOR VARIANCES from Sections 25.060(A), 25.060(C), 25.071(D.3), 25.085(D.1), and 25.085(E.1) of the Municipal Code (Comprehensive Sign Code) of the City of Webster Groves, Missouri  The applicant is requesting the following: 

1.) A variance of 199.41 square feet from the allowable 79.2 square feet in order to install a total of 278.61 square feet of signage throughout the site [25.060(A) Area for All Signs];

2.) A variance of 15 signs from the allowable two permanent signs in order to install a total of 17 permanent signs (except those specifically excluded from the number of signs calculation)  throughout the site [25.060(C) Maximum number of permanent Signs];

3.) A variance of eight signs from the allowable one Freestanding sign in order to install a total of nine Freestanding signs throughout the site [25.071(D.3) Freestanding Sign Location];

4.) A variance of 0.92 square feet over the allowable 3 square feet in order to erect a two 3.92 square feet Directional signs [25.085(D.1) Directional Sign Area]; and

5.) A variance of 0.5 feet over the allowable 2.5 feet in order to erect two 3.0 ft tall Directional signs [25.085(E.1) Directional Sign Height].

The property is located 4 S. Old Orchard Ave. and is within the "C" Commercial Zoning District.

 

Docket #2097:  A petition submitted by MS Partners for an APPLICATION FOR VARIANCES from Sections 25.060(C) and 25.071(D)(3) of the Municipal Code (Comprehensive Sign Code) of the City of Webster Groves, Missouri  The applicant is requesting the following: 

1)      A variance to allow 4 signs in lieu of the permitted 2 signs.

2)      A variance to allow 3 free standing signs in lieu of the permitted 1 free standing sign.

The property is located at 43 S. Old Orchard Ave, Suite A and is within the "B2" Multi-Family and Commercial District.

 

Docket #2098:  A petition submitted by MS Partners for an APPLICATION FOR VARIANCES from Sections 25.060(C) and 25.071(D)(3) of the Municipal Code (Comprehensive Sign Code) of the City of Webster Groves, Missouri  The applicant is requesting the following: 

1)      A variance to allow 3 signs in lieu of the permitted 2 signs.

2)      A variance to allow 2 free standing signs in lieu of the permitted 1 free standing sign.

The property is located at 43 S. Old Orchard Ave, Suite B and is within the "B2" Multi-Family and Commercial District.

 

Docket #2099:  A petition submitted by James W. and Mary R. Baxendale of 311 Bristol Rd. for an APPLICATION FOR APPEAL from the applicability of Section 53.199 of the Municipal Code (Zoning Ordinance) by the City of Webster Groves. The appellant alleges that the permit issued to the owner of 317 Bristol Rd to construct a four-foot tall fence to be installed along the east side property line, which abuts the property at 311 Bristol Rd., was issued in error.  The property is located at 317 Bristol Rd. and is within the "A2" Fifteen Thousand Square Foot Residence District.
