1.      Applicant requests a variance from the requirement of Section 53.152.g.1 which states:

g. Property fronting on a road designated as an arterial road by St. Louis County       within an ‘E’ Industrial District shall comply with the following:

 

No parking of vehicles, trailers, or equipment, other than passenger vehicles, trucks, or vans, none of which shall have a load carrying capacity greater than ¾ ton, shall be allowed at any time between the front building line and any street line of an arterial road with the exception of trucks or vans making delivery to the premises, which may be parked in the front yard area for a period not exceeding one hour per day.”

1.      Applicant requests a variance of two point three (2.3) feet, from the side yard setback of six (6) feet, in order to construct a bay window addition, which will be located three point seven (3.7) feet from the north side property line.

2.        Applicant requests a variance of one (1) foot from the side yard setback of six (6) feet, in order to construct a second story addition to an existing structure located five (5) feet from the north side property line

3.      Applicant requests a variance of seven point seven-five (7.75) feet, from the alternate front yard setback of thirty-nine point seven-five (39.75) feet, in order to construct a new residence, which will be located thirty-two (32) feet from the west side street front property line (Barron Avenue).

4.      Applicant requests a variance of twelve point two-five (12.25) feet, from the alternate front yard setback of thirty-nine point seven-five (39.75) feet, in order to construct an enclosed porch, as part of a new residence, which will be located twenty-seven point five (27.5) feet from the west side street front property line (Barron Avenue).

Applicant requests a variance of sixty-four (64) square feet, from the maximum allowed sign area of six (6) square feet, in order to erect a sign on the east wall of a structure facing a parking lot, which will be seventy (70) square feet in area.

1.   Applicant requests a variance to erect a sign on the roof of a structure.

5.      Applicant requests a variance to erect a sign advertising material not pertaining to business conducted in the building.

6.      Applicant requests a variance of point two-six (.26) square feet, from the maximum allowed signage area of one hundred twenty-six point five (126.5) square feet, in order to erect a sign with a coverage area of fifty-two point five (52.5) square feet, bringing the total sign area for the building frontage along Lockwood Avenue to one hundred twenty-six point seven-six (126.76) square feet.

7.      Applicant requests a variance of fifteen point two-eight (15.28) square feet, from the maximum allowed signage area fronting a parking lot of six (6) square feet, in order to erect a sign on the east façade of a structure, fronting a parking lot, with a coverage of twenty-one point two-eight (21.28) square feet.
